The development site is near the intersection of No. 3 Road and Cambie Street in Richmond, British Columbia. It is six pieces of land, with a total area of 109,294 SQFT and a maximum buildable construction area of 327882 square feet. It’s the international city corporation ‘2.3 Acre GEC project’ between Morris Groups and CIBT.

Currently, the project includes commercial, retail, residential, and education area. Commercial and educational space will stand for about 30%, with the remaining 70% being residential units (hotel rooms and serviced apartments). The residential space for the hotel and serviced apartment units is planned for more than 10 floors, with more than 20 units on each floor. Two beds are planned for each unit, totalling about 840 beds.
The first floor will be dedicated to the retail space, which currently has a net rental of $25 per SQFT per year. Serviced apartment floors are expected to be rented per bed, mainly for international and residential students.
